What Are the Signs a House Needs Rewiring?

A house rarely needs rewiring out of the blue, it tells you first. The clearest signs are a fuse box still fitted with old rewireable fuses rather than modern breakers, cables insulated in rubber or fabric instead of modern PVC, and sockets that feel warm, look scorched or are simply too few for the way you live now. Add frequent tripping, flickering lights, a faint burning smell, or round-pin sockets and black rubber cabling lurking in the loft, and you're looking at an installation that has had its day. None of these mean panic, but together they mean it's time for a proper inspection.

Plenty of the Marsh's older cottages, bungalows and seafront homes are still running on wiring that was never designed for modern appliances, from New Romney and Greatstone to Lydd, Dymchurch and up to Hythe. We inspect first and tell you honestly whether a full rewire, a partial one or simply some remedial work is what's actually needed, never more. When a rewire is the right call we plan it room by room with you, protect floors and furniture, make everything good afterwards, and test, certify and notify the work to Building Control through our NAPIT registration.

Your questions, answered

Does an old house always need a full rewire?

No. Age alone isn't the test, condition is. Plenty of older homes just need a fuse box upgrade or some remedial work. We inspect first and tell you honestly, and we'll never recommend a full rewire you don't need.

What are the most urgent warning signs?

A burning smell, scorch marks or heat around sockets and switches, or a fuse box that trips repeatedly. Stop using the affected circuit and have it looked at, as those point to a fault rather than simple wear.

Can you rewire an older Marsh cottage without wrecking it?

Yes. We plan the cable routes carefully to keep chasing and disruption sensible, protect everything as we go and make good afterwards. Older coastal properties are some of our favourite work.
