Yes. In England, private landlords must have a satisfactory Electrical Installation Condition Report (EICR) on every rented property, carried out at least every five years and renewed at a change of tenancy where the report calls for it. The report is a structured inspection of the whole installation, from the consumer unit to the furthest socket, with every observation given a code. Anything coded C1, C2 or FI has to be put right for the report to count as satisfactory, and you must give a copy to your tenants and, on request, to the local authority. It isn't red tape for its own sake, it's there to prove the wiring in the home is safe to live with.
We carry out landlord EICRs for properties right across New Romney, Romney Marsh, Lydd, Dymchurch, Hythe, Folkestone and Ashford, and give you the formal report plus a plain-English summary of what matters and what can safely wait. Because we're NAPIT registered, any remedial work the report flags can be carried out, tested and certified by the same team, quoted as one clear fixed price with no invented work. You're left with a satisfactory report and the paperwork ready to pass to tenants and agents.

Your questions, answered
How often does a rented property need an EICR?
At least every five years for a private rented home in England, and again at a change of tenancy if the existing report requires it. Once a report comes back satisfactory it's valid until the next inspection is due, as stated on the report.
What happens if the report is unsatisfactory?
It means one or more items are coded as needing attention. We explain exactly what they are in plain English and give you a fixed price to make it safe, tested and certified, so you end up with a satisfactory report.
Do I need to give my tenants a copy?
Yes. Landlords must give tenants a copy of the report, and provide one to the local authority if they ask for it. We supply it in a format that's easy to pass straight on to tenants and agents.
